Rose Walls is a charming Grade ll listed barn conversion, dating back to 1736. Classic soft furnishings and chic touches combine with contemporary luxuries in an exclusive chalet style, creating a home you will want to return to again and again. Located in the pretty village of Stainton, revered by walkers who flock to the UNESCO Lake District National Park and only six minutes from the paddle steamers of Ullswater, there is so much to explore and experience on the doorstep.

Head through the oak-framed doors into the kitchen, a sociable place for all the family. Cooking enthusiasts can rustle up a traditional Sunday dinner with all the trimmings on the stylish period extended electric Aga after a fun day exploring the amazing local sights. Once replenished, pour yourself a glass of wine and catch up at the bar, with its chic, cushioned stools.

Steps lead down to an inviting open plan living/dining snug, where solid oak flooring infuses country warmth and character. Snuggle up on the soft sumptuous Chesterfield-style sofas and select your evening movie on the Smart TV. Feast and share stories with family and friends at the ten-seater solid oak dining table, set before beautiful arched windows framing the delightful private garden.

Returning to the kitchen, another door leads through into the main entrance hallway, where a double-height ceiling and original barn doors create a bright and inviting space. There is a handy cloakroom with storage for coats and boots, a WC and a utility room.
Stone steps lead up to the spacious upper sitting room. Adding toasty warmth on cosy winter evenings is the wood-burning stove in the exposed stone fireplace, a true nod to the home’s heritage. Deep, comfortable sofas are sprinkled with plush satin and velvet cushions for an exclusive, luxurious feel. Underfloor heating maintains an ambient and warm feel even before the stove is lit.

Beyond the sitting room is the first of five sumptuous bedrooms. The first double bedroom is located on the ground floor and retains the characterful charm of the upstairs rooms, with its exposed beams and deep-set windows. On the first floor, bedroom two comprises a king-size bed, exposed beams, soothing shades throughout and a spa-like en-suite shower room. The Smart TV allows you to enjoy movie nights in pure comfort.

Another half flight of stairs leads to the main house bathroom, complete with a luxurious full-size bath and a rainfall walk-in shower, also serving as a Jack ‘n’ Jill en-suite to bedroom three. Step through into a peaceful and serene single bedroom, where soft fur throws evoke a cosy chalet bedroom vibe. The fourth double bedroom is sumptuously styled in grey and white, with a Smart TV and a luxurious en-suite shower room.

Sweet dreams are assured in the fifth bedroom. This spacious room with its velvet accents and soft grey palette is soothing to the senses. Awaken in luxury, beneath the rainfall shower of the en-suite bathroom.

Step outside to the private and peaceful courtyard garden. Enjoy the warmth of the hot tub, followed by a quick spritz in the garden shower to refresh the senses. Make the most of the weather and dine alfresco at tables in the front and back gardens, both with ample seating for eight. A joy throughout the seasons, damson trees bear beautiful fruit towards the end of the summer and in early autumn, whilst mature, well-stocked evergreen shrubbery ensures colour and privacy all year-round.

A travel cot and highchair are included for the youngest members of your group and can be found along with a high capacity washing machine, and dryer in the utility outbuilding.

There is a key code to access the property for a self-check-in.

Electric Car Charges and Solar Power and battery storage is inbound, but not quite operational yet.

Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £650 prior to their stay.

The Neighbourhood

Explore the friendly village of Stainton and visit The Kings Arms pub that serves a selection of authentic traditional home-cooked food including the locally renowned fish and chips.

Only six-minutes’ drive away, is the delightful, Pooley Bridge, which sits at the end of the majestic Lake Ullswater. Here you will find several beautiful gastro pubs, restaurants and lovely cafes with picturesque riverside outside spaces to enjoy.

Known as the starting point for the Northern Lakes, Stainton is only minutes by car from the end of one of the most beautiful bodies of water in the Lake District, Ullswater, where paddle steamers transport you serenely along the lake, from Pooley Bridge to Glenridding, which is also steeped in history and is a notable embarkation point for serious walkers to tackle the infamous Helvelin mountain.

Enjoy a spot of retail therapy at the famous and unusual Rheged shopping centre only three minutes’ drive away. With its own cinema, gallery, craft workshops and selection of locally produced artisanal produce, along with a café and soft play centre, there is something for everybody.

Head into nearby Keswick, ‘the capital of the Northern Lakes’, only a 20-minute drive away with its weekly market, a plethora of pubs and restaurants, museum, minigolf, and incredible park. Set on the shores of Derwent Water Lake, beneath the silhouette of Skiddaw Mountain – Keswick is a must-see town whilst holidaying in the Northern Lakes.

Getting around

A car is recommended for ease of getting around. Convenient parking is available with space for two cars on the private driveway alongside generous space for two further vehicles on the extremely quiet road outside.
